Following a £350,000 programme of refurbishment Barkston House is set to provide a much needed solution to a Leeds property problem.
Located less than a mile from Leeds city centre and on the edge of the developing Holbeck Urban Village, Barkston House now has an extra 9,197 sq ft of commercial space providing young businesses with good quality affordable work space.
Research shows a lack of small office and start up space for new businesses, a survey of 80 commercial property agents in Leeds showed that there were only 52 units of less than 1,000 sq ft in the Leeds district of which only 13 were available and only three were 500 sq ft or less.
Added to this as development starts to take place in areas such as Holbeck Urban Village, land values increase and the knock on effect of this is an increase in rental values. The result is that recent figures show business start up in West Yorkshire is lagging behind the national average at 10.2% growth compared to 14.8% growth.
Neil Charlesworth, Business Development Officer at Leeds City Council, project managed the redevelopment of the units at Barkston House: "Leeds is a very successful city and in recent years has recognised the need to support start up businesses. To this end the city now has a wealth of incubator space but is finding that the incubator graduates are struggling to find small business premises that are affordable to companies in the first few years of their development, Barkston House is a much needed step towards meeting the needs of these businesses."
